Elevator AMC Contracts

Most lift complaints are maintenance failures, not equipment failures. An AMC is worth exactly as much as the checklist behind it — so ours is written down and signed.

Scope

A contract you can audit, not just pay.

If you cannot show a service record to an auditor or an RWA meeting, the service did not happen as far as anyone is concerned. Every visit we make leaves paper behind.

The checklist is the product Anyone can promise monthly visits. The difference is whether you can see what was checked, what was adjusted and what needs watching.

What is included

  • Scheduled preventive visits. Monthly as standard, more often for high-traffic or industrial duty.
  • Signed checklist every visit. Handed to the building manager, listing what was checked and what was adjusted.
  • Safety-device testing. Governor, safety gear, buffers and door interlocks tested and recorded.
  • Lubrication and adjustment. Guide shoes, door gear, brake settings and levelling, kept inside tolerance.
  • Breakdown response. Included within the contract response window, with trapped-passenger calls triaged first.
  • Condition reporting. Advance warning on wearing components, so replacement is planned rather than urgent.

Comparing quotes

How to read an AMC quotation properly.

AMC pricing across the NCR varies enormously, and almost all of the variation is in what has quietly been excluded. These are the five questions to ask every bidder.

How many visits, and how long is each?

A twenty-minute visit is an attendance record, not maintenance. Ask what is actually done in the time.

What is comprehensive and what is not?

Comprehensive includes parts; non-comprehensive does not. Both are legitimate — being unclear about which one you bought is not.

Which parts are excluded even under comprehensive?

There are almost always exclusions. Ask for them in the contract rather than discovering them in an invoice.

What is the breakdown response window?

A number, in hours, and what happens when it is missed. Ask separately about trapped-passenger calls.

Who actually attends?

Own engineers or subcontracted labour. This is the single biggest predictor of service quality over a contract term.

When your current AMC is not doing its job.

If you recognise two or more of these, the contract is being invoiced but not performed. Send us the last service sheet and we will tell you what is being missed.

Records

No signed sheets on file

The building has no evidence any visit happened. This is the most common finding when we take over a contract.

Ride

Levelling is drifting

A step at the landing means levelling has not been adjusted. It is also a trip hazard the building carries liability for.

Doors

Doors are getting slower or noisier

Door gear causes most lift breakdowns. Noise is the early warning, and it is adjustable long before it fails.

Calls

Repeat breakdowns for the same fault

Symptoms are being reset rather than causes fixed. It is cheaper for the contractor and more expensive for you.

What people ask before booking

What does an elevator AMC cost?

It depends on drive type, number of stops, usage and whether the contract is comprehensive. We quote after seeing the lift, because a price given without inspecting an unknown machine is a guess we would have to revise.

Comprehensive or non-comprehensive?

Comprehensive covers parts and is easier to budget. Non-comprehensive is cheaper monthly but exposes you to part costs. For lifts past ten years, comprehensive usually works out better.

How often should the lift be serviced?

Monthly for normal residential and commercial duty. Fortnightly or weekly for hospitals, high-traffic retail and industrial installations.

Will you take over a lift someone else installed?

Yes. We survey it first and give you a condition report, including anything the previous contract was not covering.

Is emergency response included?

Yes, within the contract response window. Trapped-passenger calls are triaged ahead of everything else regardless of contract type.
